The Smart Property Data Trust Framework Sandbox is a secure, controlled test environment that explores how property data can be shared safely, securely, and with consumer consent. Drawing on the successes of Open Banking and Digital Identity, it tests the technical, regulatory and governance foundations required to make trusted digital collaboration across the property market real. This is not a pilot. It is operational today. You can help shape it.

How the sandbox works

The sandbox operates as a live, controlled environment, not an idea or theoretical model. It is governed by the Digital Property Market Steering Group, with active engagement from regulators, government departments, industry bodies and market participants.

1. Test

Real technical infrastructure is built and stress-tested in a controlled environment, connecting certified data sources and accredited service providers under clear governance standards.

2. Learn

Regulatory gaps are identified, consumer consent and liability models are tested, and the security and governance standards required for a national rollout are developed in the open.

3. Shape

Evidence-based recommendations go to government and industry. The standards that emerge from this process will define how the property market operates.
